Higher rates have not stopped this market from moving
Freddie Mac put the average 30-year fixed rate at 7.28% on October 1, 2026. That is real payment pressure. And yet, in ZIP 80111, the Real Estate Data Aggregator counted a median of 14 days on market for the three months ending July 31, 2026. Well-priced homes are not sitting.
Speed is only part of the story. The Real Estate Data Aggregator found that 45.5% of homes in 80111 went under contract within two weeks of listing, up 2.2 points from the same period in 2025. Nearly half the homes here did not need more than two weeks to find a buyer.
What the numbers say about 80111
The Real Estate Data Aggregator shows the median sale price in 80111 came in at $937,500, up 0.8% from the same three months in 2025. Prices did not leap, but they held. That is a meaningful thing when rates are where they are.
Sellers averaged 98.3% of their list price, according to the Real Estate Data Aggregator. That is up 0.1 points from a year before. About 20.4% of homes sold above list, down only 1.2 points from 2025. The market is firm, not frenzied.
Supply is tighter than the national picture
The National Association of Realtors put national months of supply at 4.9 months as of their October 1, 2026 reading. The Real Estate Data Aggregator counted just 2.7 months of supply in 80111 for the same period. That gap explains a lot about why local homes are moving faster than the national headline suggests.
New listings in 80111 dropped 28.1% from a year before, with the Real Estate Data Aggregator counting 133 new listings in the three months ending July 31, 2026. Homes for sale fell 22.2% to 98. Less inventory, steady demand: that combination keeps prices from sliding.
Rates are real, but so is the demand
Realtor.com noted on October 1, 2026 that mortgage rates crossed 7% in late September for the first time since January 2025. CNBC reported the average contract rate for 30-year conforming loans reached 7.30% the week of September 30, 2026. Buyers are absorbing that cost. In 80111, they are still buying.
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. The 80111 median, up 0.8% over the same stretch per the Real Estate Data Aggregator, is a bit more modest. Steady, not spectacular, which is a reasonable place to be.
