By Joanne Jordan
Real estate, Morrison

The number that matters most right now: homes in ZIP 80465 sold for 99.2% of list price on average, according to the Real Estate Data Aggregator. That is up 0.2 points from the same period a year ago. Sellers are pricing well, and buyers are not getting deep discounts.

The broader picture

The Colorado Association of Realtors reported that statewide closed sales fell 15.1% year over year in September, and Denver metro closed sales dropped 18.7%. Morrison, with the Real Estate Data Aggregator showing a combined drop of 5.6% across both ZIP codes, is holding up better than that.

Mortgage rates are adding friction everywhere. Realtor.com reported rates climbed above 7% for the first time since January 2025. A separate Realtor.com report put the 30-year rate at 7.24% in late October. That affects what buyers can spend, which is part of why homes are sitting a week longer than they did last year.

Still, pending sales across both Morrison ZIP codes came to 237 in the three months ending August 31, 2026, per the Real Estate Data Aggregator. Buyers are still moving. They are just moving a little more carefully.

What this means if you are selling

Pricing and timing both count more than they did a year ago. The 31-day median in ZIP 80465 tells you to plan for a few weeks on market. The 99.2% sale-to-list ratio tells you that well-priced homes are not leaving money on the table. Both things can be true at once.

New listings in ZIP 80465 rose 8.2% year over year, per the Real Estate Data Aggregator. More competition is coming to market. That is not alarming at 3.5 months of supply, but it is worth knowing before you pick your list date.

In short
  1. Morrison homes are taking about a week longer to sell than they did a year ago.
  2. Most are still landing within 1% of list price.
  3. The market is not soft, and it is not frenzied.
  4. It rewards sellers who price with care and buyers who come prepared.

One more thing worth saying: one street can read very differently from the whole ZIP code. The numbers above are medians and averages. Your home's story depends on its condition, its location and what else is for sale nearby right now.
