One part of Littleton is moving faster and pricing higher
The Colorado Association of Realtors reported the Denver metro's median sales price at $565,000 in September. In ZIP 80120, the Real Estate Data Aggregator counted a $655,000 median sale price for the three months ending August 31, 2026. That is a $90,000 gap inside the same city. Where your home sits in Littleton shapes your result more than any broad market trend does.

ZIP 80120: prices up, days down, buyers competing
The Real Estate Data Aggregator counted 124 homes sold in ZIP 80120 in the three months ending August 31, 2026, up 6.9% from the same period in 2025. The median sale price rose 7.4% year over year to $655,000. Median days on market fell 9 days from a year before, landing at 17. Nearly half of all homes, 47.1%, went under contract within two weeks of listing. That share rose 11.2 points from 2025. Buyers in this ZIP are moving quickly and paying for it.
ZIPs 80123 and 80128: still selling, but the picture is different
In ZIP 80123, the Real Estate Data Aggregator recorded 185 homes sold in the three months ending August 31, 2026, down 10.2% from 2025. The median sale price dipped 2.2% to $605,000. The share of homes sold above list fell 3.6 points to 17.8%. Homes still moved in 18 median days, 5 days faster than a year ago, so the market is not stalled. It is just less competitive than its neighbor.
ZIP 80128 tells a mixed story. The Real Estate Data Aggregator showed 150 homes sold, unchanged from 2025, but the median sale price fell 4.5% to $589,995. At the same time, 43.3% of homes went under contract within two weeks, up 17 points from a year ago. Prices dipped, but buyers are still moving fast when the home is priced right. That gap is exactly where preparation and pricing earn their keep.
The wider backdrop: Denver and the country
The Colorado Association of Realtors reported that Denver metro closed sales dropped 18.7% year over year in September, and statewide closed sales fell 15.1%. That slowdown is real. ZIP 80120's 6.9% sales increase in the same window stands out against that backdrop. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Littleton's strongest ZIP beat that national figure by a wide margin.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, and that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Higher rates slow buyers. In a market where nearly 1 in 4 homes is already cutting its price nationally, local prep and a sharp list price matter more than ever.
What this means if you own a home in Littleton
Across all three ZIPs, the Real Estate Data Aggregator counted 459 homes sold and 489 pending sales in the three months ending August 31, 2026. Demand is there. But your ZIP, your street, and your price point each shape the outcome. A home in 80120 priced well can still draw multiple offers in 17 days. A home in 80128 priced a touch high can sit while its neighbors go fast. The difference is usually preparation and the opening number.
