One part of the Villages is still moving fast
Not every part of this market is reading the same story right now. The three months ending August 31, 2026 showed a clear split across the Villages. One ZIP code is genuinely tight. The other two are softer. If you own in the right one, you still have real leverage.
The standout: 80121 (Littleton)
The Real Estate Data Aggregator counted 73 homes sold in 80121 in the three months ending August 31, 2026. The median sale price came in at $801,000, up 11.3% from the same three months in 2025. That is the strongest price gain in the Villages by a wide margin. Supply fell to just 2.5 months, down from 3.1 a year before. Homes went under contract in a median of 13 days, four days faster than last year. Nearly half, 47.1%, went under contract within two weeks of listing.
That 2.5 months of supply matters. The Colorado Association of Realtors reported that foothills inventory stabilized at 3.2 months as of October 13, 2026. 80121 is running tighter than that regional figure. Fewer homes, faster decisions, and prices moving up: that combination is what seller leverage actually looks like.
80111: steady, not surging
The Real Estate Data Aggregator counted 97 homes sold in 80111 in the three months ending August 31, 2026. That is down 19.2% from the same period in 2025. The median sale price was $945,000, down 5.5% year over year. Supply held at 3 months, nearly unchanged. Days on market stayed at 24, same as last year. The sale to list ratio edged up to 98.2%, and 17.5% of homes sold above list, up 4.2 points. So 80111 is not falling apart. It is just not running as hot as its neighbor to the south.
80113: more inventory, a little more patience needed
The Real Estate Data Aggregator counted 89 homes sold in 80113 in the three months ending August 31, 2026, up 1.1% from 2025. The median sale price was $757,500, up 4.5%. But homes for sale rose 23.3%, and months of supply climbed to 3.7. Median days on market stretched to 27, ten days longer than last year. The share going under contract within two weeks dropped 5.8 points to 36%. Prices held up, but buyers in 80113 have more choices and are taking their time.

The wider picture
Across all three ZIPs together, the Real Estate Data Aggregator counted 259 homes sold in the three months ending August 31, 2026, down 9.4% from the same period in 2025. New listings fell 4.1% to 328. Pending sales dropped 11.9%. The market as a whole is quieter than a year ago. That makes the strength in 80121 stand out even more.
Nationally, Realtor.com reported that mortgage rates topped 7% in September 2026, the first time since January 2025. Price cuts hit 20.8% of listings nationally that month, the highest share since October 2022. The Federal Housing Finance Agency put U.S. home prices up just 2.4% for the year ending August 2026. Against that backdrop, an 11.3% gain in 80121 is a meaningful local story.
What this means if you own here
If your home is in 80121, you are in the tightest part of this market right now. Supply is low, buyers are deciding quickly, and prices moved up 11.3% year over year. You have real room to price with confidence, not with wishful thinking. In 80111, the fundamentals are still solid. Prices dipped a little, but sale to list held near 98% and above-list sales are up. Patience and sharp pricing matter more there. In 80113, inventory grew and buyers are slower. That does not mean your home cannot sell well. It means the price and presentation have to do more of the work.
If you are buying in 80121, clean terms and sharp timing matter more than anything else. Nearly half of homes there went under contract within two weeks. That is not a market where a slow offer wins.
