Sales are down, but listings held steady in Denver and Glendale

By Joanne Jordan
Real estate, 80222 - Denver & Glendale

The number that matters most right now: the Real Estate Data Aggregator counted 93 homes sold across Denver and Glendale in the three months ending August 31, 2026. That is down 24.4% from the same months a year before. Buyers have more to choose from, and they know it. Price, prep and patience matter more than ever.

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. That is a real weight on buyer budgets. Redfin reported the weekly average at 7.32% for the four weeks ending October 25, 2026. At those rates, buyers are careful. That shapes everything below.

The two ZIP codes tell different stories

ZIP 80222 and ZIP 80246 are both in this market, but they moved differently. The Real Estate Data Aggregator tracked each one separately for the three months ending August 31, 2026. Here is how they compare.

A few things stand out. In 80246, the Real Estate Data Aggregator found that homes sold in a median of 20 days, 15 days shorter than the same period a year before. That is fast, even in a slower market. Only 12 homes sold, though, so one or two well-priced homes can move that number. In 80222, 81 homes sold, and the median was 35 days, still 5 days shorter than a year ago.

Prices rose, even as sales fell

The Real Estate Data Aggregator put the median sale price in 80222 at $578,400, up 6.1% from the same months in 2025. In 80246, the median was $655,000, up 10.1%. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Local prices here outpaced that national figure by a wide margin.

Supply is building in 80246

The Real Estate Data Aggregator counted 12 months of supply in 80246 for the three months ending August 31, 2026. That is up 5.3 months from a year before. Twelve months of supply means sellers there are competing hard. In 80222, supply sat at 4.7 months, up 0.9 months. That is closer to a balanced market, though buyers still have options.

In 80246, the Real Estate Data Aggregator also found that 38.5% of homes went under contract within two weeks of listing. That is up 13.5 points from a year before. So while supply is high, the homes that are priced and presented well are still moving quickly. The ones that are not are sitting. That gap is the whole story for sellers in 80246 right now.

In short
  1. Sales fell across Denver and Glendale in the three months ending August 31, 2026, but prices still rose and inventory barely changed.
  2. Rates above 7% are keeping some buyers on the sideline.
  3. The homes that sold did so at 98.5% of list in both ZIP codes.
  4. Priced right and presented well, homes here are still moving.

One more thing worth knowing: these are ZIP-code-level numbers. One street can read very differently from the whole ZIP. What sold near your home, and for how much, is a sharper picture than any average.
