Sales are down, but this part of the market is still moving faster than the U.S.
The headline number is real: the Real Estate Data Aggregator counted 97 homes sold in ZIP 80111 in the three months ending August 31, 2026, down 19.2% from the same period a year before. The Colorado Association of Realtors put the Denver metro drop at 18.7% in September. So yes, fewer buyers are writing offers. But the ones who are, are not dragging their feet.
The Real Estate Data Aggregator shows median days on market held at 24 days, unchanged from a year ago. Realtor.com put the U.S. median at 64 days for the week ending October 24, 2026. That gap is wide. Well-priced homes here are not sitting.
What the numbers actually say
The median sale price in 80111 came in at $945,000, down 5.5% from a year ago, according to the Real Estate Data Aggregator. That is a real dip and worth knowing. It does not mean the market collapsed. It means pricing carefully matters more than it did a year ago.
Demand is softer. It is not absent.
The Real Estate Data Aggregator found that 38.2% of homes in 80111 went under contract within two weeks of listing, up 4 points from a year ago. Nearly 1 in 5 homes, 17.5%, sold above list price, also up 4.2 points. Those two numbers together say the same thing: good homes, priced honestly, are still drawing real buyers.
The broader picture
Rates are not helping. Freddie Mac put the 30-year fixed average at 7.24% as of October 29, 2026. That is part of why sales are down across the board, not just here. The National Association of Realtors reported existing-home sales nationally at 3.99 million in September 2026, with inventory at 1.60 million homes. More supply, higher rates, cautious buyers. That is the national backdrop.
Even so, 80111 is holding up better than the national pace suggests it should. The Real Estate Data Aggregator shows months of supply at 3 months, down 0.2 months from a year ago. Supply is not piling up. Pending sales came in at 102, per the Real Estate Data Aggregator, which means the pipeline is still moving.
What this means if you are thinking of selling
You are selling into a market where buyers have more choices and higher monthly payments. The Real Estate Data Aggregator shows the sale-to-list ratio at 98.2%, up 0.5 points. Buyers are not low-balling. They are also not overpaying. Price with that in mind and prepare the home well. That is what the data supports.
- Sales in 80111 are down 19.2% year over year, and the median price slipped 5.5%.
- But homes are still selling in 24 days at the median, well under the U.S.
- pace of 64 days.
- Buyers are moving on good homes.
- The ones that sit are usually the ones that started at the wrong price.
One more thing worth saying: these are ZIP code numbers for the three months ending August 31, 2026. One street can read very differently from the whole. A block with a different school boundary, a different view or a different mix of floor plans can have its own story entirely.
